The Washington Rental Owners Association (WROA), formally known as The Washington Apartment Association (WAA) is one of the largest Landlord Associations in the State of Washington. It's not enough to just represent Landlords across the state. WROA is designed to give Landlords a voice and say in what action we take in Olympia, by having a board made up of delegates from all over the state.

How did you first become interested in your line of business? (if owner) - What is your background? (If owner or store manager)
In the beginning, we use to be called Snohomish County Rental Owners Association (SCAOA). Our purpose was to educate and support landlords in a variety of ways. One of which was to participate as members in a state wide organization that would lobby in Olympia for landlords. The theory was that SCAOA could help local landlords run a better landlord business at the local level but that it needed an alliance with other similar groups in order to have the resources and impact at a state wide level to impress upon Olympia law makers our concerns and needs. As such, SCAOA has been a member of Washington Apartment Association (WAA), now known as Washington Rental Owners Association (WROA), a non-profit organization that is dedicated to supporting the lobby interest of landlords across the state, and especially those outside of King County on those issues where King County stands in a different perspective than most of the balance of the State of Washington. SCAOA has been one of the largest local or county organizations dedicated to support of landlords and rental housing since its beginning. More recently in 2010 SCAOA adopted a new name of Landlord Association of the North Sound or LANS in order to send the message that this organization was about helping landlords of all types and not just apartment owners, as the organizations name inaccurately suggested. The same concerns that let SCAOA to change its name to LANS in 2010 motivated the WAA to reach out to its many group members and propose a new business model in which it would offer a merger with its group or county members. The idea was to minimize the need for volunteers to maintain these non-profits and minimize overhead and redundancy and maximize efficiency, all the while, retaining the unique local perspectives and community relationships that would otherwise be lost in a state wide organization run and governed out of King County. In 2014 LANS board, followed by the membership, both voted to embrace the merger and move forward with our long time agenda with a new methodology. Today LANS exists as a chapter of WROA and continues to provide the same training, general education, access to attorney vetted forms, tenant screening services, limited free attorney help line, and a powerful voice on Capitol Hill in Olympia that speaks in a voice reflecting opinions from around this state.
How do you differentiate yourself from other businesses in your category and area?
First, we are fighting for your private property rights and your ability to manage your own rental property. Our priority is to keep your money in your pocket and you in control of your business. Over the years we have saved you lots of money that was due to bad legislation that could have been passed into law. Some of those issues are: business licenses, fee increases, B & O taxes, retro fitting units with sprinklers, mandatory inspection, interest on deposit, split roll taxation, eviction costs, rent control and even business and employee fees which were included in the transportation bill last year before we got wind of it.
Secondly, numbers (members) are important. The more members we have the more weight we carry when talking to people who write and enact the laws in the State of Washington. This also broadens and increases our financial base. Let’s face facts; it costs money to defend ourselves and our rights as well as try to get laws passed that we have sponsored which aid our industry. There are a lot more renters than owners out there. It also takes a lot of time. One single landlord cannot do it all. YOU cannot do it all.
When you join and support a group like WAA, it helps that group do what it takes to get the job done. We are grateful to those members who can give their time and money to make meetings, fundraisers, committee hearings and other association meetings who have common issues with us. We are also grateful to those members who may not have the time to give, but who know the importance of membership and who pay their dues in support of their association.

We have three chapter offices located in Everett, Bremerton & Olympia
